Amesbury home prices range widely as median sale hits $600,000

AMESBURY -- Fifteen property transfers were recorded in Amesbury between June 19 and July 18, with 11 carrying a disclosed sale price ranging from $200,000 to $1,100,000 and a median of $600,000.

MARKET OVERVIEW The registry recorded 15 total transfers for the period. Of those, 11 included a sale price, ranging from $200,000 to $1,100,000, with a median of $600,000. Three transfers were nominal-consideration transactions and are not counted toward the price range or median. One sale, at 125 Market St., has a price not yet available. Based on the raw count of 15 recorded transfers, including 11 arm's-length sales, the period reflects a moderate level of transaction volume for the town.

TOP SALES The highest-priced sale was 468 Main St., which sold for $1,100,000. Francisco R. Villalobos, as trustee, sold the property to Olivier Clot. The second-highest sale was 356 Main St. at $1,050,000, sold by Michael Morlino to Royce W. Waltrip III. At 24 Chester St., the property sold for $803,000, with Peter Oneill selling to Shaun Peirce. The sale at 5 Cushing St. closed at $775,000, with John F. Ryan, as trustee, selling to Jeffrey R. Peterson. Rounding out the top five, 63 S. Hampton Rd. sold for $700,000, with Guimaraes Family Revocable Trust selling to Evin Guvendiren.

NEIGHBORHOOD BREAKDOWN Main Street had two sales in the period, 468 Main St. ($1,100,000) and 356 Main St. ($1,050,000), both among the month's highest-priced transactions. Beyond that street-level cluster, sales broke into three price tiers. Under $500,000, three sales closed: 1 Union St. ($425,000), 4-6 Congress St. Unit 4A ($460,000) and a property recorded as "See Record" ($200,000). In the $500,000-to-$1-million tier, six sales closed: 6-8 Center St. Unit B ($580,000), 5 Vine St. ($586,500), 88 Whitehall Rd. ($600,000), 63 S. Hampton Rd. ($700,000), 5 Cushing St. ($775,000) and 24 Chester St. ($803,000). Above $1 million, two sales closed on Main Street as noted above. One sale, 125 Market St., has no price on record yet.

MARKET NOTES The period's sales included a mix of single-family-style street addresses and multi-unit designations: 20 Millyard Unit 3, 6-8 Center St. Unit B and 4-6 Congress St. Unit 4A all carry unit numbers consistent with condominium-style parcels. Bed, bath and square-footage data were not available from the deed records for any property in this period, so no price-per-square-foot comparisons could be made. Two names appear on both sides of separate transactions: Nicholas Bragole bought 5 Vine St. for $586,500 and separately sold 4-6 Congress St. Unit 4A for $460,000; Evin Guvendiren bought 63 S.
