Two Main Street sales top Amesbury's priciest deeds this month

AMESBURY -- Fifteen property transfers were recorded at the Essex County (Southern District) Registry of Deeds for Amesbury between June 19 and July 18, with sale prices ranging from $1,500 to $1.1 million. Two of the month's three highest-priced sales were both on Main Street.

MARKET OVERVIEW Registry records show 15 total transfers during the period, 13 of which disclosed a sale price. Prices ranged from $1,500 to $1,100,000, with a median of $586,500. Two transactions did not disclose a consideration amount. With deeds recorded on six separate days across the four-week span, the period saw a fairly steady clip of recorded transfers, though the raw count alone does not indicate whether that pace is typical for Amesbury.

TOP SALES The month's highest-priced sale was 468 Main St, which sold for $1,100,000 on July 17. The seller was listed as Villalobos, Francisco R Tr, and the buyer as Clot, Olivier. The second-highest sale was also on Main Street: 356 Main St sold for $1,050,000 on July 13, with Morlino, Michael as seller and Waltrip, Royce W III as buyer. At 24 Chester St, the property sold for $803,000 on July 15, from seller Oneill, Peter to buyer Peirce, Shaun. The fourth-highest sale was 5 Cushing St, at $775,000 on July 13, with seller Ryan, John F Tr and buyer Peterson, Jeffrey R. Rounding out the top five, 63 S Hampton Rd sold for $700,000 on July 16; the seller was Guimaraes Family Revocable Trust and the buyer was Guvendiren, Evin.

NEIGHBORHOOD BREAKDOWN Main Street produced two of the period's three costliest transactions, at $1.1 million and $1.05 million. By price tier, two sales topped $1 million (468 Main St and 356 Main St). Three sales fell between $700,000 and $900,000: 24 Chester St ($803,000), 5 Cushing St ($775,000) and 63 S Hampton Rd ($700,000). Three more fell between $500,000 and $700,000: 88 Whitehall Rd ($600,000), 5 Vine St ($586,500) and 6-8 Center St Unit B ($580,000). Three sales were under $500,000: 4-6 Congress St Unit 4A ($460,000), 1 Union St ($425,000) and a transaction recorded without a specific street address ($200,000). The remaining four transfers involved either no disclosed price (125 Market St and 2 Pond Hill Rd) or nominal considerations of $1,500 and $4,000 (20 Millyard Unit 3 and 20-22 Orchard St Lot 1, respectively).

MARKET NOTES The period's sales included a mix of property types: single-family-style addresses alongside condominium units (20 Millyard Unit 3, 6-8 Center St Unit B, 4-6 Congress St Unit 4A) and hyphenated multi-unit addresses (6-8 Center St, 4-6 Congress St, 20-22 Orchard St Lot 1). Several transfers involved trusts, either as seller or buyer: Villalobos, Francisco R Tr; Theresa Coco Revocable Trust; Bolles Trust; Guimaraes Family Revocable Trust; Ryan, John F Tr; and a transfer from Ziehler, Albert I Jr to the Albert I Ziehler Jr Revocable Trust, the latter recorded without a disclosed price. Two names appear on both sides of separate transactions during the period: Nicholas Bragole was the buyer of 5 Vine St ($586,500) and the seller of 4-6 Congress St Unit 4A ($460,000), and Evin Guvendiren was the buyer of 63 S Hampton Rd ($700,000) while Evin Emily Guvendiren was the seller of 1 Union St ($425,000). Separately, seller Vavra, Timothy Walker transferred two properties, 20 Millyard Unit 3 and 20-22 Orchard St Lot 1, to the same buyer, Bluebonnet Buyers LLC, for $1,500 and $4,000 respectively -- considerations well below the prices recorded for other properties in the same period.
